Designed and Built in Utah — Delivered to Pepperwood
Our structures are made in Utah — designed, engineered, and CNC-cut at our facility in Payson, about an hour away. Every one of the 7,000+ structures we’ve delivered nationwide since 2008 started as raw timber on that shop floor.
For a Pepperwood buyer, that means an in-person consultation, timber cut in-state, and real joinery you can drive to before you commit. We’ve built across Sandy, including the poolside pavilion and gazebo pictured on this page, and nearby in Sandy, Draper, and Cottonwood Heights.
It’s also why the U.S. Small Business Administration named us the 2026 SBA Utah District Manufacturing Small Business of the Year.
Designing Timber Structures for Pepperwood’s Climate & Lifestyle
Pepperwood sits roughly 4,800 to 5,100 feet up, well above the 4,239-foot reference Salt Lake City uses for its 28 psf snow figure. Sandy isn’t listed in the state snow table, so under Utah’s building code the ground snow load comes from the Utah Snow Load Study for each address. Sandy’s deck design guide calls for footings at least 30 inches deep for frost, and NOAA’s 1991–2020 climate normals for the nearby Cottonwood Weir station show an average July high near 91°F and about 82 inches of snow a year.
Sandy’s building permits page lists pergolas under residential accessory buildings and exempts one-story detached structures of 200 square feet or less, but the city’s Planning requirements still apply. The city’s accessory structure code keeps detached structures at least 2 feet from side and rear lot lines in the rear yard, 6 feet from the house, and 10 feet from a neighbor’s home, and limits all of them together to 25 percent of the rear yard. Pepperwood is zoned as a planned unit development, so the city applies the rules of the closest residential zone, and the Pepperwood HOA may need to approve a design before you apply. We work through those requirements with you during design, before a single beam is cut.
Our standard engineering starts at 115 mph. Where the project requires a higher design wind speed, the structure is engineered for that requirement. We also engineer to your lot’s real snow load, soil, and exposure.
Neighborhoods we design for:
Homes from the 1970s and 1980s
The oldest phases of the neighborhood, where a new structure should suit an established home and mature landscaping.
Upper lots below the Wasatch
Higher lots on the slope, where grade, valley views, a higher snow load figure, and Sandy’s Sensitive Area Overlay on steep ground shape the footing and roof design.
Newer homes in the later phases
Homes built from the 2000s onward, where a pergola or pavilion can be planned alongside the house and the HOA’s architectural review.
Dimple Dell Regional Park runs 630 acres of natural area through Sandy with more than 15 miles of trails for hikers, bicyclists, and horseback riders. The Bell Canyon trail starts on Wasatch Boulevard and climbs about 3,500 feet toward a reservoir and land owned by Sandy City. A timber structure earns its place here by fitting established neighborhoods and standing up to real snow, wind, and sun.

Structures We Build in Pepperwood
Every structure is a Custom-Engineered Kit — purpose-built for your space, architecture, and lot.
Custom Pergolas: Best Fit For Pepperwood
With July highs averaging near 91°F, a Pepperwood patio needs shade that actually works. A pergola has to deliver real shade and read as a permanent part of the home, not a mail-order add-on, whether it sits beside a pool or on an upper lot facing the valley. That’s where custom engineering separates from a catalog cover.

Many aluminum and light-frame pergola kits provide significantly less coverage, while our ShadePrint™ approach measures actual coverage and can reach 80–85%, varying by orientation and time of day. Unlike metal, timber has low thermal conductivity, so it doesn’t heat the skin as quickly in the sun and surfaces stay more comfortable to the touch. Engineered for Pepperwood’s summer sun and winter snow, the Dovetail Difference® interlocks the timbers without metal brackets or exposed fasteners, with no visible hardware to loosen. Add lighting and power through TimberVolt® — engineered in, not bolted on.
The same craftsmanship scales up: businesses, schools, and event venues across the Salt Lake Valley use commercial timber pavilions to turn a patio into a year-round, instantly recognizable space.
Our Timber Frame Design & Build Process in Pepperwood

Design Consultation
In person or remote, designed around your lot, home, and views.
Engineering for Pepperwood Conditions
Engineered to your lot’s soil, grade, snow load, and wind, based on the specific conditions of your property. We provide engineering documentation to support permitting and stamped drawings prepared by a licensed engineer where the project and jurisdiction require them.
Fabrication & Quality Control
Every timber is cut in-house at our own Payson shop, on CNC machinery we own and run ourselves — not sent out to a third-party fabricator. That means the same team that engineers your Pepperwood structure also cuts it, with one line of control and accountability from design to delivery.
Warranty Coverage
Every Western Timber Frame structure carries a limited structural warranty. Length runs from 3 years on Deck Structures to 25 years on the 12K Series, based on the series you purchase.
Delivery & Installation Support
Ships as a Custom-Engineered Kit with complete instructions; DIY-friendly, or we can coordinate installation support.
We build around local permitting, including Sandy’s accessory structure setbacks, Sensitive Area Overlay review, and HOA architectural approval.
