Designed and Built in Utah — About an Hour Away
Our structures are made in Utah — designed, engineered, and CNC-cut at our facility in Payson, about an hour away. Every one of the 7,000+ structures we’ve delivered nationwide since 2008 started as raw timber on that shop floor.
For a Cottonwood Heights buyer, that means an in-person consultation, timber cut in-state, and real joinery you can drive to before you commit. We’ve built here, too, including the Tuscany-style pergola with round columns pictured here.
It’s also why the U.S. Small Business Administration named us the 2026 SBA Utah District Manufacturing Small Business of the Year.
Designing Timber Structures for Cottonwood Heights’ Climate & Lifestyle
Cottonwood Heights sits between about 4,500 and 5,100 feet on the east bench, where Big and Little Cottonwood Canyons open onto the valley. The city’s published design factors list a 30-inch frost depth, call for the Utah State University snow load study, and note ground snow loads of 43–57 psf for drifting, so snow is a real design load here. The Western Regional Climate Center’s record for the Cottonwood Weir station shows about 93 inches of snow a year and an average July high of about 92°F, so a structure has to handle both deep snow and summer sun.
Cottonwood Heights’ building division handles permits and inspections. A one-story detached accessory building under 200 square feet that meets setback and height rules doesn’t need a permit, but any electrical, plumbing, or gas work does, whatever the size. City code treats pergolas and gazebos like other accessory buildings for height, setbacks, and lot coverage, caps accessory buildings at 20 feet tall, and limits them to 25% of the rear yard. We work through those requirements with you during design, before a single beam is cut.
Our standard engineering starts at 115 mph. Where the project requires a higher design wind speed, the structure is engineered for that requirement. We also engineer to your lot’s real snow load, soil, and exposure.
Neighborhoods we design for:
East-bench lots near the canyons
Sloping lots near the mouths of Big and Little Cottonwood Canyons, where grade, views, and snow exposure shape the footing and roof design.
Mid-century neighborhoods
Established yards in neighborhoods dating to the area’s first subdivisions in the 1950s, where a structure has to fit a mature lot and an existing home.
Old Mill and Butlerville
Some of the area’s oldest ground, near Big Cottonwood Creek and the historic Old Mill, where mature trees and creekside lots set the scene.
The area was first settled as Butlerville, along with places like Butler Bench and Danish Town, and its first subdivisions arrived in the 1950s, according to the city’s history page. Cottonwood Heights became a city on January 14, 2005. The Cottonwood Paper Mill, built in 1883 and later the Old Mill Club dance hall, is listed on the National Register of Historic Places. A timber structure earns its place here by fitting that history and standing up to the bench’s real snow. For statewide engineering and climate detail, see our Utah timber structures page.
Structures We Build in Cottonwood Heights
Every structure is a Custom-Engineered Kit — purpose-built for your space, architecture, and lot.
Custom Pergolas: Best Fit For Cottonwood Heights
On a Cottonwood Heights lot, a patio may face big canyon views and heavy winter snow, and July highs still reach the low 90s. A pergola has to deliver real shade and read as a permanent part of the home, not a mail-order add-on, whether it sits on a sloping bench lot or in an established mid-century yard. That’s where custom engineering separates from a catalog cover.

Many aluminum and light-frame pergola kits provide significantly less coverage, while our ShadePrint™ approach measures actual coverage and can reach 80–85%, varying by orientation and time of day. Unlike metal, timber has low thermal conductivity, so it doesn’t heat the skin as quickly in the sun and surfaces stay more comfortable to the touch. Engineered for Cottonwood Heights’ bench slopes and canyon snow, the Dovetail Difference® interlocks the timbers without metal brackets or exposed fasteners, with no visible hardware to loosen. Add lighting and power through TimberVolt® — engineered in, not bolted on.
The same craftsmanship scales up: Cottonwood Heights’ businesses, parks, and event venues use commercial timber pavilions to turn a patio into a year-round, instantly recognizable space.
Our Timber Frame Design & Build Process in Cottonwood Heights

Design Consultation
In person or remote, designed around your lot, home, and views.
Engineering for Cottonwood Heights Conditions
Engineered to your lot’s soil, grade, snow load, and wind, based on the specific conditions of your property. We provide engineering documentation to support permitting and stamped drawings prepared by a licensed engineer where the project and jurisdiction require them.
Fabrication & Quality Control
Every timber is cut in-house at our own Payson shop, on CNC machinery we own and run ourselves — not sent out to a third-party fabricator. That means the same team that engineers your Cottonwood Heights structure also cuts it, with one line of control and accountability from design to delivery.
Warranty Coverage
Every Western Timber Frame structure carries a limited structural warranty. Length runs from 3 years on Deck Structures to 25 years on the 12K Series, based on the series you purchase.
Delivery & Installation Support
Ships as a Custom-Engineered Kit with complete instructions; DIY-friendly, or we can coordinate installation support.
We build around local permitting, including Cottonwood Heights’ requirements for snow load, frost depth, accessory-building setbacks, and Sensitive Lands rules on steeper lots.
