Designed and Built in Utah — Delivered to Sundance
Our structures are made in Utah — designed, engineered, and CNC-cut at our facility in Payson, about 45 minutes south. Every one of the 7,000+ structures we’ve delivered nationwide since 2008 started as raw timber on that shop floor.
For a Sundance buyer, that means timber cut in-state, a design team you can call or visit, and a Custom-Engineered Kit delivered to your lot. We’ve built throughout Utah County and the nearby mountain valleys, and the projects pictured on this page show the range: a pergola over a deck with built-in seating, a pavilion on a wooded slope, a pavilion going up in winter snow, and a mountain-view pergola in Kamas.
It’s also why the U.S. Small Business Administration named us the 2026 SBA Utah District Manufacturing Small Business of the Year.
Designing Timber Structures for Sundance’s Climate & Lifestyle
Sundance sits at about 6,100 feet at the resort base, below the roughly 11,750-foot summit of Mount Timpanogos, so winters here are serious. Lower in Provo Canyon at Deer Creek Dam, Western Regional Climate Center records show about 80 inches of snow a year and an average July high near 87°F, and Sundance sits higher up the canyon. Utah County’s Building Division lists a 30-inch frost depth (or deeper where an engineer’s design calls for it) and sets wind load by IBC Section 1609, and Utah’s residential code points to the Utah Snow Load Study, which sets ground snow load by address and elevation. A structure here has to carry heavy snow and still feel open in summer.
Sundance is in unincorporated Utah County, so building permits go through the county’s Community Development Building Division in Provo, which serves only the unincorporated areas of the county. The county asks for a permit before any building work begins and notes that some exemptions may apply, so its Building Official can confirm what your project needs. Many mountain lots also have an HOA or architectural committee that reviews outdoor structures. We work through those requirements with you during design, before a single beam is cut.
Our standard engineering starts at 115 mph. Where the project requires a higher design wind speed, the structure is engineered for that requirement. We also engineer to your lot’s real snow load, soil, and exposure.
Neighborhoods we design for:
Cabins along the Alpine Loop
Lots along SR-92, the Alpine Scenic Drive, where steep, wooded sites shape footing placement. The road closes to through traffic each winter, so delivery is planned around the season.
Mountain homes near the resort
Homes on the slopes around Sundance Mountain Resort, where a structure has to suit timber-and-stone architecture and carry real snow.
Communities down the canyon
Wildwood and Vivian Park, a few minutes down Provo Canyon, where cabin lots sit close to the Provo River and the road.
Sundance is known for its founder and its festival. Robert Redford built the resort around the idea of developing a little and preserving a lot, and he lived at Sundance until his death in September 2025. Gatherings here led to the Sundance Institute in 1981, and the Sundance Film Festival moves to Boulder, Colorado, starting in 2027. Stewart Falls is one of the resort’s most popular hikes, the Nordic Center grooms more than 15 kilometers of cross-country trails, and the Owl Bar is built around an old wooden bar tied to Butch Cassidy. A timber structure earns its place here by fitting that setting and standing up to real snow. For statewide engineering and climate detail, see our Utah timber structures page.

Structures We Build in Sundance
Every structure is a Custom-Engineered Kit — purpose-built for your space, architecture, and lot.
Custom Pergolas: Best Fit For Sundance
At 6,100 feet, Sundance summer sun is strong and clear, and a mountain patio needs shade that holds up and looks like it belongs beside timber-and-stone homes. A pergola has to deliver real shade and read as a permanent part of the home, not a mail-order add-on, whether it sits beside a canyon cabin or a home near the resort. That’s where custom engineering separates from a catalog cover.

Many aluminum and light-frame pergola kits provide significantly less coverage, while our ShadePrint™ approach measures actual coverage and can reach 80–85%, varying by orientation and time of day. Unlike metal, timber has low thermal conductivity, so it doesn’t heat the skin as quickly in the sun and surfaces stay more comfortable to the touch. Engineered for Sundance’s mountain sun and heavy snow, the Dovetail Difference® interlocks the timbers without metal brackets or exposed fasteners, with no visible hardware to loosen. Add lighting and power through TimberVolt® — engineered in, not bolted on.
The same craftsmanship scales up: mountain lodges, restaurants, and event venues use commercial timber pavilions to turn a patio into a year-round, instantly recognizable space.
Our Timber Frame Design & Build Process in Sundance

Design Consultation
In person or remote, designed around your lot, home, and views.
Engineering for Sundance Conditions
Engineered to your lot’s soil, grade, snow load, and wind, based on the specific conditions of your property. We provide engineering documentation to support permitting and stamped drawings prepared by a licensed engineer where the project and jurisdiction require them.
Fabrication & Quality Control
Every timber is cut in-house at our own Payson shop, on CNC machinery we own and run ourselves — not sent out to a third-party fabricator. That means the same team that engineers your Sundance structure also cuts it, with one line of control and accountability from design to delivery.
Warranty Coverage
Every Western Timber Frame structure carries a limited structural warranty. Length runs from 3 years on Deck Structures to 25 years on the 12K Series, based on the series you purchase.
Delivery & Installation Support
Ships as a Custom-Engineered Kit with complete instructions; DIY-friendly, or we can coordinate installation support.
We build around local permitting, including Utah County building permits, mountain-lot footings, and HOA or design review approvals.
