Designed and Built in Utah — Delivered to North Salt Lake
Our structures are made in Utah — designed, engineered, and CNC-cut at our facility in Payson, about an hour and ten minutes south. Every one of the 7,000+ structures we’ve delivered nationwide since 2008 started as raw timber on that shop floor.
For a North Salt Lake buyer, that means timber cut in-state, a design team you can call or visit, and a Custom-Engineered Kit delivered to your lot. We’ve built across south Davis County, including the projects pictured on this page in West Bountiful, Bountiful, Kaysville, and Centerville.
It’s also why the U.S. Small Business Administration named us the 2026 SBA Utah District Manufacturing Small Business of the Year.
Designing Timber Structures for North Salt Lake’s Climate & Lifestyle
North Salt Lake climbs from the valley floor to hillside benches, high enough that the city’s snow criteria change with elevation. At the Salt Lake City airport, just to the south, Western Regional Climate Center records show an average July high of about 93°F and about 59 inches of snow a year. The city’s design criteria list a 30-inch minimum frost depth, a roof snow load of 30 to 46 pounds per square foot depending on elevation (with an engineered design required above 5,000 feet), Seismic Design Category D-2 or E depending on distance from the Wasatch Fault and soil, and wind design by IBC Section 1609. A structure here has to shade a hot summer patio and carry snow that changes with the hillside.
North Salt Lake’s Building Department says accessory structures 200 square feet and larger need a building permit, smaller ones need a land use permit with no fee, and any accessory structure with power, plumbing, or heating needs a building permit. Under Ordinance 2025-19, adopted in December 2025, an accessory structure in a residential zone is limited to one story (14 feet to the wall plate, 20 feet to the highest point of the roof, and no taller than the house) and may cover no more than 25% of the rear yard. Hillside lots in the city’s sensitive area district have their own building-envelope rules, and slopes of 30% or more are not buildable. We work through those requirements with you during design, before a single beam is cut.
Our standard engineering starts at 115 mph. Where the project requires a higher design wind speed, the structure is engineered for that requirement. We also engineer to your lot’s real snow load, soil, and exposure.
Neighborhoods we design for:
East bench and hillside lots
Homes on the slopes near Eaglewood Golf Course, where views, grade, and the city’s sensitive-area rules shape footing placement and post heights.
Established neighborhoods
Older homes on settled lots, where a pergola or pavilion has to suit the house and stay within the city’s rear-yard coverage limit.
Subdivisions with HOA review
Newer neighborhoods with CC&Rs, where an architectural committee may need to approve a pergola or pavilion design before you apply for a city permit.
North Salt Lake’s trail system includes the Legacy Parkway Trail, the Tunnel Springs Loop, the Springhill Geologic Trail, the Hatch Park Loop, and the Bonneville Shoreline Trail, and Eaglewood Golf Course sits on the city’s east side. The city borders Woods Cross to the north, Bountiful to the northeast, and Salt Lake City to the south. A timber structure earns its place here by fitting that setting and standing up to real snow, wind, and summer sun. Structures We Build in North Salt Lake
Every structure is a Custom-Engineered Kit — purpose-built for your space, architecture, and lot.
Custom Pergolas: Best Fit For North Salt Lake
With July highs in the low 90s and long afternoons on west-facing patios, a North Salt Lake yard needs shade that actually works. A pergola has to deliver real shade and read as a permanent part of the home, not a mail-order add-on, whether it sits on an east-bench lot with a valley view or behind an established home. That’s where custom engineering separates from a catalog cover.

Many aluminum and light-frame pergola kits provide significantly less coverage, while our ShadePrint™ approach measures actual coverage and can reach 80–85%, varying by orientation and time of day. Unlike metal, timber has low thermal conductivity, so it doesn’t heat the skin as quickly in the sun and surfaces stay more comfortable to the touch. Engineered for North Salt Lake’s summer sun and hillside snow, the Dovetail Difference® interlocks the timbers without metal brackets or exposed fasteners, with no visible hardware to loosen. Add lighting and power through TimberVolt® — engineered in, not bolted on.
The same craftsmanship scales up: North Salt Lake’s businesses, parks, and event venues use commercial timber pavilions to turn a patio into a year-round, instantly recognizable space.
