Here is something that catches people off guard about timber pricing: lumber does not come in continuous sizes. It comes in standard lengths — 8′, 10′, 12′, 14′, 16′, 18′, 20′. Period.
That sounds like a minor detail until you see what it does to a quote.

The Math Nobody Shows You
A beam that needs to be 16′2″ cannot use a 16-foot timber. It has to come from a 20-foot timber. That extra 3′10″? Waste. Usually unusable. And you are paying for every inch of it.

Now multiply that across every beam, every rafter, every post, every shade plank in a structure. Four material systems, all compounding at once. That is where the real number lives.

The 2-Foot Surprise
This is why a 16×16 pergola can cost almost exactly what a 14×16 costs — if the design happens to line up with standard lumber. Both use the same stock lengths for their major members. Clean alignment, minimal waste.
But step up just two feet to a 16×18, and the price can jump significantly. Now you are paying for a longer cut of every major structural piece, plus compounding waste across posts, beams, rafters, and shade planks — four material systems, all at once.
Two structures with the same square footage can have very different material costs. The difference is not the size — it is how cleanly the dimensions align with the lumber that actually exists.
This is one of the reasons per-square-foot pricing is a rough approximation at best. The real number depends on how your design maps to standard lumber — something a careful builder will walk you through, and something that vague quotes almost never account for.

Standard Lengths at a Glance
These are the lengths that timber suppliers stock. If your design falls between two of them, you are buying the next one up — and paying for the difference.

When Standard Stock Is Not Enough
It gets more expensive with custom dimensions. Need a beam deeper than 16″? That is custom-milled or glulam — add 25–60% to that member. Need a non-standard rafter or plank? Same story: custom mill run, longer lead time, higher cost per piece.
The Compounding Effect
One custom member is a line item. But when the design pushes multiple members past standard stock — beams, rafters, and planks all at once — the premium compounds across the entire structure. A small design change that brings even one of those systems back to standard stock can save more than you would expect.
This is not an argument against custom. Some designs need it, and the result is worth it. But the decision should be intentional — not a surprise buried in a final invoice.

Why Per-Square-Foot Pricing Misleads
You will see builders quote per square foot. It is a convenient number. It is also, at best, a rough approximation.
Two 16×20 structures can cost very different amounts depending on whether the beams land on 16′ and 20′ stock (clean) or overshoot into the next tier (expensive waste). The footprint is the same. The material cost is not.
A per-square-foot number cannot capture that. It flattens a three-dimensional engineering problem into a single ratio — and gives you false confidence that you are comparing apples to apples when you may be comparing a clean design to one that is bleeding material at every joint.
The real cost lives in how cleanly your design aligns with the lumber that actually exists — not in the square footage of the finished structure.
The Question to Ask Your Builder
“Will my design use standard stock lengths, or am I paying for offcut waste? Are any members custom-milled?”
A builder who designs with material efficiency in mind will have immediate, specific answers. If the response is vague — or if the quote does not break out material sizing — that is a signal to dig deeper before signing.
