Pergola, Pavilion, Gazebo Patio Cover Pricing in Florida

There is no useful single pergola cost for Florida, and the same is true for a pavilion, gazebo, or patio cover.

A small ready-made kit and a large engineered custom structure are different products. Size, roof type, material, engineering, permits, and finish can change the total. So can electrical work, delivery, and installation.

Western Timber Frame™ prices projects from the actual design instead of using a different blanket price just because the address is in Florida. Western Timber Frame also checks the site’s engineering requirement. This helps the quote reflect what the address actually needs.

Two real Miami price examples

A March 2025 r/Miami discussion was titled “Canopy/ pergola quote reasonable?” It shows why one number cannot answer every pricing question.

The original poster described a 13 x 34 custom polycarbonate canopy/pergola in northeast Miami-Dade. The concrete slab already existed. The quote was $14,500.

In the same discussion, another homeowner shared a 28 x 14 attached wood pergola price. It included three wood columns, an insulated top, gutter, paint, assembly, and installation. It also included footings, which are concrete bases that support the posts. That structure was $12,500, plus $2,000 for plans and permit processing. City and HOA fees were separate.

Those two examples are not a Florida price list. They are real project examples showing how scope changes the number.

What changes the cost most?

1. Size

A longer span usually means more structural work. A span is the distance between supports. More covered area also usually means more material and labor.

Our pergola-size guide can help you think through usable dimensions before pricing.

2. Open roof or solid roof

An open timber pergola and a fully roofed pavilion solve different problems.

A solid roof can add roofing, drainage, framing, uplift, and connection requirements. A louvered aluminum system adds its own mechanisms and controls.

3. Material

Timber, aluminum, steel, polycarbonate, insulated panels, and motorized louvers have different material and fabrication costs.

If timber is the direction you prefer, our Florida wood-durability guide explains Coast Redwood, cedar, and Douglas fir for Florida conditions.

4. Engineering

Florida projects can require address-specific engineering.

Western Timber Frame starts standard engineering at 115 mph and goes higher wherever the project address requires it. That number is a company engineering floor, not a Florida code speed.

See the Florida wind-code page for the full explanation.

5. Permits and plans

Engineering, permit processing, city fees, and HOA fees may be included, separated, or handled by different parties.

The Miami example above is useful because it separated the structure price from the $2,000 plans and permit-processing charge.

Before comparing quotes, make sure each quote includes the same scope.

6. Footings and site work

A structure may need new concrete footings, slab review, excavation, or other site work.

A quote for a structure going onto an already prepared site is not directly comparable with one that includes excavation and foundations.

7. Installation

DIY, partial DIY, and full installation create different labor costs.

Our Florida kit-options guide compares three choices. They are a shipped kit, local installation help, and a fully coordinated install.

Is price per square foot useful?

Sometimes, but only after the structures are similar.

Price per square foot can mislead when the scopes differ. One quote may be an open pergola. Another may include a solid roof, louvers, gutters, electrical work, engineering, permits, and installation.

Compare like with like first.

Compare these quote details:

  • exact dimensions.
  • structure type.
  • wood or metal system.
  • open, solid, polycarbonate, or louvered roof.
  • engineering.
  • footings.
  • finish.
  • electrical work.
  • delivery.
  • installation.
  • permit processing.
  • city fees.
  • HOA fees.

Kit or custom: which costs less?

A basic kit can cost less than a highly customized structure. But the word “kit” does not tell you what is included.

Some kits are mainly parts in a box. Others include cut and finished timbers, hardware, drawings, engineering support, delivery, and installation options.

Use our main pergola-kits page and kit explainer to compare scope.

How to get a useful Florida quote

Give the builder:

  • project address.
  • width and depth.
  • structure type.
  • roof choice.
  • attached or freestanding layout.
  • preferred material.
  • photos of the site.
  • slab or footing information.
  • desired finish.
  • electrical or fan plans.
  • install preference.

That gives you a quote tied to the real project instead of a broad internet range.

You can request a Western Timber Frame quote for an exact project price.

Florida Pricing Questions

How much does a pergola cost in Florida?

There is no dependable single Florida number. Size, material, roof, engineering, permits, footings, delivery, and installation all change the total.

Was $14,500 reasonable for a 13 x 34 Miami polycarbonate structure?

That was a real March 2025 Miami quote, but one quote cannot establish a market price. Compare the complete scope with several like-for-like bids.

What did the 28 x 14 Miami wood pergola example cost?

The homeowner reported $12,500 for the structure and installation, plus $2,000 for plans and permit processing. City and HOA fees were separate.

Is a kit always less expensive than a custom pergola?

Not always. Compare what the kit includes, the engineering, freight, finish, site work, and installation before comparing totals.

Is price per square foot a good comparison?

Only when the structures and included scopes are similar. Roof systems, materials, engineering, and installation can make two same-size projects very different.

Does Florida wind engineering change the price?

It can. The structure may need to be engineered above a manufacturer’s standard design for the specific address.
